A final home walk-through is one of the most important steps to go through to make sure the home you're buying is in the shape that you deserve it to be in. It's the last chance to catch unfixed repairs and direct attention to issues so that the seller can address them. So what should you look for while doing a Final Walkthrough?
-Final walk-throughs should be scheduled within 24 hours of closing to verify that nothing as materially changed since the home inspection and the seller has completed any requested repairs and the home is in clean condition.
-Their should be no personal property of the seller’s in the home unless included in the purchasing contract
-If there are any problems work them out with the seller at closing
-Take the contract with you while on your walk-through in case you need it
Take along a checklist of things to do during final walk-through:
-Check exterior of home
-Turn all light fixtures on and off
-Make sure the seller hasn’t removed any items promised like chandeliers
-Check all major appliances
-Turn heat and/or air conditioning on and off
-Turn on water faucets; check for leaks under sinks
-Flush all toilets
-Test garage door openers
-Check the outlets of the home by bringing a phone charger with you
-Open and close all windows and doors
-Conduct a visual spot check of ceilings, walls, and floors
-Turn on garbage disposal and exhaust fans
-Check the status of any agreed-upon repairs
-Check screen and storm windows
-Look in storage areas to make sure no trash or unwanted items remain
-Quick check of the grounds
Taking that one last hour to inspect the home is an awesome investment of your time because you never know what you might find! Be emotionally prepared for a surprise or two, but regardless, you'll be happy you found some issues that can be resolved.
